How do I login to the Owner Portal?

You can login using the "Login" button in the top navigation bar, or by clicking the "Owner Portal" button on this page.

Where do I find my statements?

Log in to your portal and click "Reports" in the left-hand menu. You’ll find all your monthly statements here and on the main dashboard page by clicking "owner packet".

How do I download my statement packets and receipts?

In the dashboard, look for the "Most Recent Packet" section and click "Download Packet." This includes the statement, receipts, and bill summaries.

When do I get paid each month?

Owner payments are distributed between the 10th and 15th of each month, depending on weekends and holidays.

When are monthly statements available?

Statements are uploaded by the 15th of each month and will appear in your Owner Portal under "Reports. All past reports are available in many formats but please allow until the 15th to update current month."

How do I make a contribution (send funds to my account)?

In your portal, click your name at the top right → Choose "Account Settings" → Click "Make a Contribution." Follow the prompts to fund via banking info. Your Appfolio portal is secured and backed by 256 bit encrytption.

Where can I find receipts for repairs?

Receipts are bundled into the monthly Owner Packet, downloadable from the Dashboard or "Reports" section each month. If you do not see any there are no bills for this cycle and might be in previous packet. Also, please note that many companies such as utilites bill in arrears.

How do I approve a repair request in Property Meld?

You’ll receive an email when a repair exceeds your approval threshold. Click the link, log in to Property Meld, and either Approve or Decline the request directly from the dashboard. Please expidite this process as the tenant and management will hold until approval is noted unless it is an emergency.

From the main dashboard in your Owner Portal, click on "Download Packet" under "Most Recent Packet." This will include your latest statement, receipts, and supporting documentation.

How to Approve a Maintenance Request in Property Meld

You will receive an email for any repair that exceeds your approval threshold. Click the link in the email, log in to Property Meld, and then click Approve or Decline.
