I'm with a large national firm. Is there anything they have that you don't?
Yes! The biggest difference is we answer the phone when you call. Have a question about your rental or statement? You can contact us! We have top-of-the-line software programs, accounting, maintenance, marketing, leases, internal legal support, tenant screening, auto bank deposits, and inspections — without the large firm communication issues. How do you market the property?
We market the property via the MLS and over 150 online platforms. All calls and inquiries come directly to us so we can provide showings and talk with potential tenants one-on-one.
How do you screen tenants?
We use a third-party screening service (at no cost to owners) that checks eviction history, previous addresses, multi-state criminal and sex offender databases, terrorist watch lists, credit reports, and verifies employment. While we can't guarantee accuracy due to the third-party nature, our vendor has been very reliable. We comply fully with HUD and Fair Housing laws.
How do I get paid?
Each property’s accounting is reconciled monthly. Once rent is collected and fees/maintenance are deducted, the remaining funds (less the $500 property operating balance) are sent via direct deposit. Monthly reports and receipts are available in your owner portal.
What do we do if the rent is late?
Rent is due on the 1st, with a 5-day grace period. If unpaid by the 5th, we send reminders and follow our agreement terms — which may include filing for eviction. The tenant typically pays all legal costs (approx. $400). Our proactive approach usually prevents escalation. Tennessee law heavily favors landlords in tenant disputes.
What if something needs to be fixed at the property?
Tenants submit repair requests to us. We dispatch trusted vendors, many of whom we’ve worked with for years. Requests under $500 don’t require owner approval (unless your agreement says otherwise). All costs are documented, and you only pay the vendor's invoice — we don’t add fees or markups. Managing this is part of our service.
How do I see my statements?
Statements are available in your owner portal by the 15th of each month. Our top-tier software makes it easy to download reports, receipts, and tax documents.
How do I prepare my home to become a rental property?
Condition matters. Your home should be professionally cleaned, free of personal items, and ready for professional photography. We’ll walk the property with you to flag anything that needs to be addressed. If appliances stay, they must be maintained. Re-keying locks is highly recommended. We have vendors ready to help.
